Our services include:-


Inventory

We will visit the rented property and carry out a full inventory inspection.

We will produce a clear and comprehensive report scheduling all elements of the property - interior walls, floor coverings, all paintwork, furniture, sanitary ware etc, stating their condition at the time of visit.

We will produce all reports efficiently, dispatching an electronic copy of the report to the Agent/Landlord in agreed timescales.  Hard copy reports by agreement.


Check-In  (with or without tenant present)

We will attend the property at the start of the tenancy.

We will inspect the property room by room and note on the existing inventory report, any discrepancies between current state of property and inventory report.

We will note general cleanliness of property, paying particular attention to appliances and sanitary ware.

We will take meter readings and note the keys handed over to tenant.

We will dispatch the check-in report electronically to agent/landlord in agreed timescales, hard copies by agreement.
 

Check-Out  (with or without tenant present)

We will attend the property at the end of the tenancy.

We will inspect the property and note any discrepancies between the current condition of the property and the existing inventory report.

We will note the general cleanliness of the property, any damage to the property or its contents including any missing items.  Additional items will be listed, but not commented upon.

We will take meter readings and note keys handed back.

We will, to the best of our ability, ensure that the property is secured (checking all windows and doors) before leaving.

We will dispatch the check-out report electronically to the agent/landlord in agreed timescales, hard copy by agreement.


Inventory Revision

Further to a check-in or check-out, the inventory report can be revised or reprinted to indicate changes to the property’s fittings, furnishings and general condition, subject to the initial inventory being performed by Candycane Inventories.
 

Management Inspection

Irrelevant of the tenancy period, it is usual practice for a property to be inspected every three months.

We will carry out a Management Inspection to ensure that the property is being looked after as agreed by all interested parties. We will highlight any issues promptly in order for them to be rectified as quickly as possible.

We will inspect the general cleanliness and condition of the property and its contents, using the existing inventory report.

We will assess, to the best of our ability, how the property is being cared for.
